About BLVD On The Greenway
BLVD On The Greenway is a small collection of just six homes at 3584 East Boulevard, on the western edge of First Shaughnessy in Vancouver West. It is a Zemcore Group project, built by Emerge Built, and it sits directly across from the Arbutus Greenway — the car-free walking and cycling path that runs the length of the West Side. Completion is 2026.
This is a multiplex done the careful way. Rather than a quick attached-housing flip, BLVD uses a structural steel frame for durability and long-term performance, and Emerge Built’s low-carbon process for a smaller footprint and energy-efficient homes. Interiors, kitchens, and closets are by Inform Projects, giving each home a clean, warm, design-led feel.
The Homes
There are two ways to live at BLVD. Ground-level garden homes offer single-floor living from 1,262 square feet, with two bedrooms, two bathrooms, and a private garden patio. The larger homes rise over three storeys with three bedrooms, three bathrooms, up to 1,542 square feet, and a private rooftop terrace of up to roughly 512 square feet. Every home has a heat pump, central air conditioning, and in-suite laundry, and is held as freehold strata.
Shaughnessy and the Arbutus Greenway
BLVD looks straight onto the Arbutus Greenway, which connects the West Side from False Creek down toward Marpole with no traffic intersections. The location is steps from Arbutus Village and Arbutus Walk, and a short distance from the shops, cafes, and services of Kerrisdale Village and West Broadway. It is one of the West Side’s most established and best-connected residential corridors.
